The traditional model

A traditional land deal is based on:

A third of the cost is the land acquisition.

Another third of the cost is the build, legal fees and local authority charges.

The final third is profit, however this is only a basic model as each individual development has differing challenges.

There are numerous developers wanting to buy your land but they are not prepared to share in the profit and offer you the real value of your land.

I understand margins and how to build to a budget, however I feel that there is enough profit to pass on a final bonus payment to the land owner over and above the agreed initial purchase price.

Golf has always been my passion but my first job was as an apprentice electrician aged 16.

Aged 19 I was proud to join Camberley Heath Golf Club as their assistant professional. In 1996 I took a completely different path and joined Surrey Police as a Constable, a position I would hold until 2008.

In 2003 I bought a piece of land in Farnham which was half of an existing bungalow’s garden. I gained planning permission for a four bedroom bungalow on the site and arranged for a builder to build it but was let down by the builder before works commenced. At this stage I had already carried out extensive research and felt confident that I could manage and run the build myself. Within seven months of starting construction I had built the bungalow and we moved in.

After another piece of land in Camberley was secured I built a five bedroom executive house and again moved in. Now the need to be a police officer was gone and my desire to build houses and become a property developer began.

I have since built several houses and now have the desire, vision and experience to be commercial in my approach and build with the sole aim of maximising profit for the land owner and their trusted partner.

I am personally invested in each development, project managing the build and overseeing the planning phase, working closely with my architect.
